Traditional methods or passive marketing, such as open houses, are not nearly as effective as physically contacting potential buyers or their agents to create interest in your home. “Active marketing” makes the difference and you can count on us to work actively to promote your home to buyers!
1. Price your home competitively-to open the market vs. narrowing the market
2. Suggest and advise changes you want to make to your property to make it more saleable
3. Yard Sign-with automated information about the home’s features, which allows us to capture the prospect’s contact information for follow-up
4. Keybox-Add additional exposure through a lock box allowing cooperating brokers more flexibility to show your home
5. Schedule professional photographer to take multiple pictures and virtual tour
6. Place your home on the MLS with multiple photos and a virtual tour
7. Prospect 3 hours per day and talk to 35 people per day looking for potential buyers and sellers. We sell 1 home for every 164 contacts made
8. Contact over the next 7 days our buyer leads, center of influence, and past clients for their referrals and prospective buyers
9. Contact prospective buyer’s everyday, directly, ask them when they plan on moving, and tell them about your home.
10. Contact the top agents in your market area for their potential buyers
11. Promote your home at the company sales meeting
12. Contact 200 people in your neighborhood, asking them who they may know who would like to move into their neighborhood
13. Develop a list of features of your home for the Brokers to use with their potential buyers
14. Internet/Digital Marketing Plan-over 75% of all buyers shop online before they purchase. Your home will be shown on the top rated internet sites locally and nationally

15. Communication-Follow up on the sales people who have shown your home
16. Communication-Provide weekly updates on changes that are occurring in the marketplace
17. Represent you on all offer presentations and assist you in negotiating the best price and terms
18. Keep you aware of the various methods of financing that a buyer might want to use
19. Diligently pre-qualify and follow up with the buyer’s lender to be sure the transaction is proceeding towards a successful closing.
20. Handle all the follow-up upon a contract being accepted-all mortgage, title, inspections, and other closing
procedures
21. Continue the above points weekly until an offer is written
22. Represent you at closing
